One of the largest development stories in Cape Coral in recent years is taking shape in Northwest Cape Coral.
The massive property originally known as Hudson Creek is now being developed under the name Star Farms at Cape Coral.
The project began attracting attention after Forestar purchased approximately 1,745 acres in Northwest Cape Coral for $100 million.
Since then, the development has moved well beyond simply being a future concept.
What Is Star Farms at Cape Coral?
Star Farms is a large master-planned development planned for the Burnt Store Road corridor in Northwest Cape Coral.
The larger property has historically included approvals for thousands of residential units along with substantial commercial and mixed-use development.
Earlier planning documents contemplated uses including:
- Residential neighborhoods
- Retail
- Office space
- Hotel uses
- Assisted living
- Higher-education uses
- Major infrastructure improvements
It’s important to understand that approved or entitled uses do not mean every component will ultimately be built exactly as originally envisioned.
Large developments evolve.
How Many Homes Could Be Built?
The larger Hudson Creek development area was originally approved for as many as approximately 3,500 residential units.
More recent Star Farms Community Development District planning has referenced approximately 2,500 residential units within the district itself.
Those different figures refer to different portions or planning stages of the broader development.
What Is a CDD?
Star Farms is being developed with a Community Development District, commonly called a CDD.
CDD financing is frequently used in large Florida master-planned communities to fund infrastructure such as:
- Roads
- Drainage
- Water and sewer systems
- Landscaping
- Community infrastructure
Future property owners within a CDD may pay assessments related to that infrastructure.
That is something buyers should always understand when evaluating a property within a planned community.
What this may mean for Northwest Cape Coral
The bigger story isn’t only the homes being built inside Star Farms.
It’s what a development of this size could mean for the surrounding NW Cape Coral area.
For years, Northwest Cape Coral has had far fewer commercial services than many other parts of the city.
As more residents move north, the area may support additional:
- Restaurants
- Shopping
- Medical offices
- Professional services
- Neighborhood amenities

Burnt Store Road Is Becoming Increasingly Important
Burnt Store Road has become one of the most significant growth corridors in northern Cape Coral.
It provides access north toward Punta Gorda and Charlotte County while connecting Northwest Cape Coral with the rest of the city.
Large-scale development along this corridor could dramatically change how the area feels over time.
Growth Also Brings Concerns
Not everyone sees major development the same way.
Some residents welcome more conveniences and infrastructure.

- Wildlife displacement
- Environmental impacts
